Hidden in Plain Sight

Head of Design & relaunch strategy. GG Magazine — Das Engel & Völkers Magazin, 2023–2025.

Engel & Völkers is one of the world’s leading luxury real estate companies — a global network spanning 33 countries, 5 continents, and five languages. GG Magazine is its flagship publication: a quarterly print title reaching 2.7 million affluent readers at the intersection of luxury real estate, design, travel, and lifestyle. Two years as Head of Design established a deep familiarity with the publication’s visual logic and editorial identity from the inside. The relaunch that followed asked a larger question: not how to redesign a magazine, but how to transform a print publication into a 360° brand ecosystem — and build an indispensable case for doing so.

THE SITUATION+

GG has what most corporate publications fail to achieve: a genuine, qualified readership. 2.7 million readers across five languages — high-net-worth individuals, design and architecture enthusiasts, real estate investors, frequent travellers. The reach was real. The problem was not the audience. It was the gap between what the publication already was and what it could coherently become. A corporate magazine serving a luxury real estate network faces a structural tension that most never resolve. Its institutional purpose — reinforcing the brand, equipping agents with client touchpoints, communicating market authority — pulls against the editorial register that makes a publication worth reading in the first place: the reader’s sense of being addressed with intelligence rather than intention. GG had built genuine authority across more than a decade of publication. What it lacked was a system — one that could make that authority operate across every channel simultaneously, without losing the quality that had made the magazine credible. The question was not whether to relaunch. It was how to make the argument — and then build it.

THE READING+

The central reframe was strategic before it was visual: GG is not a magazine that happens to generate revenue. It is a content platform that happens to have a print edition at its centre. That distinction changes what questions get asked. Not: what should the next issue look like? But: what should this publication be doing for Engel & Völkers’ brand, its global agent network, its readers, and its revenue — simultaneously, and at scale? The answer was a 360° content ecosystem. GG Magazine at the centre — quarterly print, redesigned around reader survey data and anchored in five content pillars: interior design, architecture, luxury cars, watches and jewellery, investment. Around it: a digital platform, newsletter, social media strategy, video content programme, agent membership system, and live events structure. Each channel extending the others. None existing in isolation. The print redesign was built to close the gap between page and screen: QR codes embedded in editorial content, affiliate structures within lifestyle and fashion sections, advertising environments calibrated to specific luxury categories. The full relaunch — mission, positioning, audience analysis, revenue architecture, implementation roadmap, and design direction — was developed and presented as a complete strategic case to Engel & Völkers leadership.

THE DECISION+

Two years as Head of Design: visual direction, art direction, and editorial design for the quarterly print publication across all issues. Relaunch 2025: full strategic repositioning developed and presented to E&V leadership. Mission definition and positioning strategy. Audience analysis and reader survey integration. Print redesign across all editorial sections — new layout architecture, typographic system, section structure, and QR-code integration bridging print and digital. Online strategy covering digital platform redesign, social media expansion, video content programming, SEO architecture, and newsletter development. GG 360° ecosystem framework spanning magazine, online, social, newsletter, membership, events, and video as a single integrated brand system. Revenue architecture across print advertising, digital advertising, affiliate marketing, and agent membership. Full implementation roadmap through to digital launch.

THE WORK+

Complete visual redesign of GG Magazine print — typographic system, editorial structure, section architecture, image hierarchy, and template development across all content categories. Strategic framework and full relaunch presentation including audience analysis, competitive positioning, and revenue model. Design system and editorial principles for GG Online. Social media framework and Canva template system for network distribution. Digital strategy advisory including affiliate architecture, SEO principles, and video production framework.

THE SHIFT+

From publication to platform. From a quarterly print artifact that accompanied the transaction to a 360° content ecosystem that operates independently of any single deal — building agent authority, reader loyalty, and advertiser value simultaneously. The magazine did not change its subject matter. It changed its understanding of what it was for.
